What actually happens on a listing shoot

A property gets photographed room by room, not snapshot by snapshot. Vertical lines are kept vertical, furniture is squared to the frame, and each room is shot from the corner that shows how the space is used rather than how large the lens can make it look.

Gulf Coast interiors are a lighting problem before they are a camera problem. A living room with a wall of glass facing the water has a ten-stop difference between the sofa and the horizon. Shooting for the room blows out the view; shooting for the view turns the room into a silhouette. Bracketed exposures blended with flash keep both — the water stays readable through the window and the interior keeps its real colors instead of going orange under lamp light.

Exteriors are timed rather than fit in. Front elevations are shot when the sun is on the face of the house, not behind it. Pools, decks and Gulf-facing balconies are worked around the light that makes them look like they feel.

Every gallery is delivered in two sizes: full-resolution files for print and flyers, and web-optimized versions already within MLS upload limits so nothing has to be resized or re-compressed before it goes live. Vertical crops for Instagram and Facebook are included on request.

Buyers struggle to judge scale in a vacant house. A room reads small without a sofa to measure it against, and a bonus room reads like nothing at all until it is given a purpose. Virtual staging solves that for a fraction of the cost of physical staging, and it lets a vacant listing compete visually with the furnished one three doors down.

A twilight exterior is shot in roughly a twenty-minute window when the sky still holds color and the interior lights read warm through the windows. It is a separate trip and a separate setup — multiple exposures blended so the sky, the yard, the roofline and every lit window are all correctly exposed in one image.

It works because search results are a grid of thumbnails. Against twenty daylight front elevations, the lit house is the one a buyer clicks. Most sellers only ever see the twilight shot as the hero image, and it is usually worth the trip on anything with good landscape lighting, a pool, or a Gulf-facing view.

Do you shoot interiors, or only drone photos?

Both. Interior and exterior ground photography is the core of a listing package; aerials are added on top. The name is aerial, but a typical shoot is mostly indoors.

How do you keep the Gulf view from blowing out through the windows?

Bracketed exposures are blended with off-camera flash, so the interior is lit correctly and the window keeps the actual view instead of turning white. It is the standard approach on every water-facing room we shoot.

Can you photograph an occupied vacation rental?

Yes. Occupied rentals are scheduled around turnover days so the unit is clean and empty of guests. Coverage is built for booking platforms — balcony views, sleeping arrangements, kitchen and amenity spaces.

What is virtual staging, and is it allowed?

Furniture and decor are added digitally to a photo of an empty room. The room itself is never altered, and every staged image is labeled as virtually staged so buyers and MLS compliance both know what they are looking at.

Are the photos sized for the MLS?

Galleries are delivered in a web/MLS size that is already within common upload limits, plus full-resolution files for print. You should not have to resize anything before uploading.

Do you provide a 360 tour and a property website?

Is a twilight shoot worth the extra trip?

Usually, when the property has landscape lighting, a pool, or a view. It is shot in a short window after sunset as a separate visit, and it typically becomes the listing's lead photo because it stands out in a grid of daylight thumbnails.
